By assessing the cost of repairs and what the home is worth once those repairs are made, we are able to give each homeowner an educated offer.
No. All of EZ Prime Offer’s offers are 100% cash. This means that whatever we offer goes directly into the homeowner’s pocket, minus any debts that are owed on the house. The home values found on sites like Zillow, Trulia, or Realtor.com are based on the site’s individual computer-generated algorithms. Those values are limited by the data that is available to them through public record. They look at the market’s history and not where it’s going. Accepting our offer
First, a EZ Prime Offer representative will give the homeowner a call to present the offer and if the number works we will get a verbal agreement from the homeowner. The next step will be writing up a legal contract with all of the purchasing terms and a tentative closing date.
The signature will be collected virtually through an electronic document service.
That is completely okay. We offer flexible closing dates and if something were to come up if you have to reschedule, we are willing to work with the homeowner depending on their situation.
About the inspection
When we speak with the homeowner on the phone first, we will gather as much information as we can about the property, including the interior and exterior condition. With this information, we are able to make an offer over the phone. Once we come to an agreement with the homeowner, we will write up the legal documents for both parties to sign and then we will set up an in-person inspection to see the home to verify all of the information.
We will send out one of our own inspectors to assess the property.
We look at every part of the house, including the basement and attic as well as the exterior and garage if there is one.
Most of the repairs will have already been discussed over the phone. If there is anything that comes up during the inspection, we will meet with the homeowner to discuss.
We do not conduct a final walk through. We do one inspection and that’s it.
About Closing
We allow the homeowner to pick the closing date of their choice. That could be as quick as 7 days or as far out as 60-90 days depending on the situation.
Our preferred Title Company is World Class Title. However, if a seller has a specific Title Company they would prefer, that is not a problem.
We offer flexibility within reason.
Yes. We will allow you to stay in your home for up to 30 days after closing to allow you to have as much time as you need to move to your next home. We hope to relieve as much stress as possible associated with selling and moving. We also offer a free local move service.
Any time a home is sold, the debts must be paid off first. When EZ Prime Offer makes an offer, the homeowner will pocket anything that is left over once the debts on the properties are paid off, including any mortgages or liens.
The closing documents will be signed on the date and time of the sellers choice.
About moving
We offer the option for homeowners to stay in the house up to 30 days even after closing. However, we can accommodate if there are additional needs based on the situation.
Typically, all appliances will stay in the property when sold, unless otherwise discussed.
You will need to leave any built-in appliances, keys, remotes and any other items that belong with the home. Built-in appliances include, but are not limited to: your dishwasher, built-in microwave, stove, cooktops, trash compactors, oven, ice machines, built-in refrigerators, R/O systems, window treatments, garage door openers and remotes, central vacuum and hoses, pool equipment, built-in BBQs, built-in fire pits, ceiling fans and light fixtures, pool fencing, pool cleaning systems, exterior landscape lighting, and built-in speakers.
